EXECUTION SALE

By virtue of an execution directed to the undersigned from the Clerk of Superior Court of Union County in the above entitled action, I will, on January 19, 2021 at 10:00 a.m. at the front of the Union County Courthouse, located at 400 North Main Street, Monroe, North Carolina 28112 sell the real property described below to the highest bidder for cash to satisfy the execution on the real property.

The execution was issued pursuant to the judgment duly recorded in the Office of the Clerk of Superior Court for Union County, in the amounts specified below.

The follow described property is located in Monroe Township, Union County, North Carolina:

Property Description: Property Description: BEGINNING at an iron stake at the intersection of Lancaster Avenue and Johnson Street and runs with the south side of Lancaster Avenue North 52 ½ deg. East 80 feet to an iron stake; thence South 37 deg. 40 min. East 180 feet to an iron stake on the north side of an alley; being the common line of C.D. Roberts and J.E. Stewart; thence with the north side of said alley South 52 ½ deg. West 80 feet to an iron stake on the east side of Johnson Street; thence with the east side of Johnson Street North 37 deg. 40 min. West 180 feet to the beginning, and containing 14,400 square feet.

Said property to be offered pursuant to this Notice is being offered for sale “AS IS WHERE IS.” There are no representations or warranties relating to the title or any physical, environmental, health or safety conditions existing in, on, at or relating to the property being offered for sale. Bidders are responsible for performing their own research. The sale will be made subject to all outstanding taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled case.

The highest bidder at public sale shall be required to pay by cash or certified check five percent (5%) of the purchase price or $750.00, whichever is greater at the conclusion of the execution sale (subject to the confirmation of the sale as by law provided). The successful bid amount shall be paid in cash or certified funds payable to the Union County Sheriff’s Office. Following the expiration of the statutory upset bid period, all the remaining amounts are immediately due and owing. The Sheriff’s office may, in its discretion, determine and allow a reasonable time within which to deliver the balance due amount to that office. The successful bidder shall also be responsible for the payment of any excise/transfer taxes due to the Register of Deeds office, and all recording fees at the appropriate time.

In accordance with N.C.G.S. §105-375(i), this Notice of Sale will be sent to the taxpayer(s) and any lienholder(s) of record by first-class mail and certified mail, return-receipt requested, and will be posted on the property. The Notice of Sale will be published as required by N.C.G.S. §1-339.52.
